No parties or events allowed

Infringement on this rule will result in eviction without refund.

No smoking allowed

Smoking inside the property is prohibited and will result an additional charge of over $1000. This is as the smell will need to be treated professionally and the room deodorized.

No unregistered guests allowed

Our home is prepared to accommodate ONLY the guests on the reservation. Each additional unauthorized guest will accrue a $100 fine and your booking will be cancelled immediately without refund.

No pets allowed

Should there be any evidence of pets presence in the home as identified by our cleaners (including pet hair, dander, urine, etc.), we would request an additional $350, or a minimum $1,000 cleaning fees if these are found on the furniture and beds. The guests remain liable for any and all damages caused by their animal(s).

Please respect the noise curfew

Quiet hours are between 10pm – 8am seven days a week. A noise complaint during these hours will result in eviction without refund.

Private Beach

Please do not use the 3 private docks and boats - they belong to our neighbors. You can launch your paddle boards/kayaks from the remaining area.

Please take care of the furnishings

If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.

Please be gentle

Please avoid flushing anything other than toilet paper. Kindly discard all products (including sanitary products, q-tips, paper tower, even "flushable products") into the trash bin provided. Occasionally, flushing too much toilet paper at the same time could also create serious clogging issues.

Please do your dishes

Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tend to attract pests and insects that may require pest control.

Please don’t rearrange the furniture

We ask you to try and return the property to how you first entered. Our cleaning fee includes the time taken to clean the house without any extra mess. Any extra time spent cleaning as a result of your stay will be charged to you.

Please take the trash out before you leave

From outside, enter the access code and press Ultraloq Button to unlock

You can press Ultraloq Button to turn on Keypad backlight

From inside, rotate the knob to a vertical position to unlock.

Lock the Door

Please make sure the door is fully closed.

From outside, press Ultraloq Button to lock manually.

From inside, rotate the knob to a horizontal position to lock.

Sound System

Living Room, Screen Room and Front Porch speakers can be controlled independently.

Let your kids watching movies while you can enjoy watching sunset with your favourite music. When a family is together, the music can be played everywhere.

Roku Smart TV

There are free streaming services and also paid ones which you would need to use your own account to login.

Emergency Kits

We have two First Aid Kits. One is in the master bathroom drawer, one is in the full bathroom drawer on the 1st floor.

Child-friendly

We have sleeping mattress, play mat and eating chair for babies and toddlers. They can be found in the closet room of the Master bedroom.

Washer and Dryer

The washer and dryer are in the first floor next to the restroom. You’ll find the user manual in the bottom drawer.

Coffee Maker

The coffee machine is easier to use than it looks. Variety of coffee is on the top and coffee filters are in the drawer.

Air Conditioner/Heater

You can adjust the temperature in two zones. One thermostat on the living room wall and one on the in-law suite. However, please try to keep it between 70 and 78 degrees, and don’t leave the A/C running when you leave the home. Watch this video on how to adjust the temperature. The fireplace is operated by a remote control which you can find on top of the shelf in the living room.

Dishwasher

Please make sure the dishwasher is full before turning it on. You’ll find the dishwasher tablets in a basket on the kitchen counter. The most efficient program to use is the one labeled ‘Eco’ with the 1-hour setting.

Privacy

We respect you and your privacy.

Please note that our camera security system is installed strictly OUTSIDE the house only.

All the sensors inside the house are NOT cameras. They are smoke detectors, motion detectors or noise detectors for safety, as required by State law.
